Some Real Estate sales staff are simply, taxi drivers, and leave you to ask all the questions and give little assistance or advice.
It is important that the vendor realizes that you are a serious buyer and not just window shopping. When making an offer ask as many questions as possible, tell them that you are here to buy a property, make what you consider a realistic opening offer and show that you have the funds available to purchases.
Check what the community charges are on the urbanization and if they are any other local charges or taxes.
If buying a plot of land, always check with the local town hall that the building licenses are up to date or have your lawyer check the title deeds. Negotiate the price of the plot by the price per sq meter, checking firstly what the going rate per sq meter locally is.
